Job Description:
- The Business Development Manager (BDM) will play a pivotal role in driving revenue growth, developing client and realtor networks, and strengthening the company’s market presence. The role sits within the Sales & Marketing Department and carries strict performance accountability.
- Beyond personal sales targets, the BDM will also oversee the Sales & Marketing Department, ensuring that all activities (sales campaigns, marketing initiatives, realtor engagement, media collaborations, and client management) are coordinated, efficient, and aligned with the company’s growth objectives.
- Note: The BDM is expected to consistently meet daily, weekly, and monthly sales targets. Low or no performance may result in termination, regardless of probationary status.
Core Deliverables
- Sales Accountability: Consistently meet/exceed daily, weekly, and monthly targets for revenue, lead generation, and client acquisition.
- Direct Client Engagement: Personally generate, pitch, and close high-value deals with direct clients, not solely via realtor networks.
- Realtor & Broker Network Development: Build, engage, and maintain strong relationships with realtors, brokers, and sales agents to expand distribution and referrals.
- Department Oversight: Lead and supervise the Sales & Marketing Department, ensuring that all staff activities, campaigns, and initiatives are in order, performance-driven, and aligned with business goals.
- Business Growth Strategy: Develop and implement innovative sales and marketing strategies that increase market share, drive client conversions, and ensure profitability.
- Brand Awareness & Market Visibility: Collaborate with Media & Marketing teams to design and execute impactful campaigns, events, and PR activities.
- Event & Exhibition Participation: Organize, host, and represent the company at property exhibitions, trade shows, investor forums, and client engagement events to boost awareness and generate leads.
- Cross-functional Collaboration: Work closely with internal teams (Media, Marketing, Legal, Finance, Operations) to ensure seamless execution of client deals and marketing strategies.
- Reporting & Insights: Provide daily/weekly/monthly reports on performance metrics, department activities, pipeline status, challenges, and recommended improvements.
Key Responsibilities
Department Leadership & Coordination:
- Supervise the Sales & Marketing team, providing guidance, training, and performance oversight.
- Ensure all departmental activities are aligned with the company’s sales and growth objectives.
- Monitor marketing budgets and resource allocation to ensure efficiency and cost-effectiveness.
Market Research & Strategy:
- Conduct ongoing research on competitor offerings, pricing, and trends.
- Identify untapped markets and opportunities for growth.
- Translate insights into actionable business development strategies.
Lead Generation & Conversion:
- Generate quality leads through direct outreach (cold calling, referrals, networking, social media, and partnerships).
- Build and manage a robust pipeline of prospects.
- Convert leads into clients through effective presentations, negotiations, and closing strategies.
Client Relationship Management:
- Build and sustain long-term client relationships, ensuring satisfaction and repeat business.
- Provide tailored property investment solutions to meet diverse client needs.
- Address complaints promptly and maintain brand trust.
- Maintain ongoing communication through newsletters, events, and digital channels.
Realtor/Broker Engagement:
- Establish structured realtor/broker programs for collaboration and sales support.
- Regularly engage with realtor networks to keep them motivated and aligned with the company’s brand goals.
- Provide realtors with promotional material, sales tools, and incentives.
Media & Brand Collaboration:
- Partner with Media team to create brochures, newsletters, press releases, and digital campaigns.
- Monitor campaign impact and ensure alignment with sales goals.
Sales Execution & Coordination:
- Deliver persuasive sales pitches to individuals, groups, and institutions.
- Negotiate terms while safeguarding company profitability.
- Ensure smooth deal execution by collaborating with Legal, Finance, and Operations teams.
Reporting & Performance Tracking:
- Submit daily activity reports, weekly pipeline reports, and monthly performance reviews.
- Analyze KPIs and recommend corrective actions to maintain or exceed target delivery.
- Ensure the Sales & Marketing Department adheres to accountability standards.
Requirements:
- Bachelor’s Degree in Marketing, Business Administration, Real Estate, or related field.
- Minimum 2 years proven sales/business development experience (real estate preferred).
- Demonstrated leadership experience managing sales/marketing teams.
- Strong network of clients and realtors within the Nigerian real estate market.
- Proven ability to meet and exceed aggressive sales targets.
- Excellent negotiation, communication, and interpersonal skills.
- Proficiency in CRM tools and digital sales platforms.
- Experience collaborating with media/marketing teams on campaigns and lead-generation initiatives.
- Highly organized, resilient, and performance-driven with a focus on accountability.
