Job Description:
We are seeking an experienced and proactive Facilities Manager to oversee the total lifecycle operations, maintenance, and safety of our high-rise residential property. You will be the steward of the building’s infrastructure and the primary advocate for our residents. The ideal candidate is an operational expert who understands the complexities of high-rise building systems and possesses the leadership skills to ensure our property remains safe, sustainable, and highly sought after.
Requirements:
Operations & Maintenance: Take full responsibility for the uptime of all building systems, including HVAC, plumbing, elevators, and electrical infrastructure, through proactive maintenance and routine inspections.
Tenant Relations: Act as the primary interface for residents, ensuring high satisfaction, enforcing lease agreement compliance, and resolving complaints with urgency.
Health, Safety, & Compliance: Oversee strict adherence to safety standards, conduct regular fire and safety drills, and ensure the property is fully compliant with state and local regulations.
Budgeting & Procurement: Manage the facility’s operating budget, track expenditures, and ensure cost-effective vendor contract negotiations.
Vendor Management: Supervise third-party service providers (cleaning, security, waste management, etc.) to ensure service level agreements are met.
Sustainability & Improvement: Proactively implement energy-saving measures and eco-friendly practices to optimize utility consumption.
Emergency Preparedness: Lead the development and implementation of emergency response plans, ensuring the facility and staff are prepared for any contingency.
Team Leadership: Manage and mentor on-site technical and administrative staff, fostering a culture of responsiveness and operational excellence.
Qualifications and Skills:
Education: Bachelor’s Degree in Facilities Management, Engineering, or a related field.
Experience: 3+ years of professional experience in facility management, with demonstrable experience in high-rise residential properties.
Core Competencies:
Technical Expertise: Sound knowledge of building automation, electrical, and mechanical systems.
Financial Acumen: Proven ability to manage budgets and oversee contract procurement.
Leadership & Communication: Strong interpersonal skills to manage diverse teams and resolve tenant disputes diplomatically.
Safety Awareness: Solid understanding of building safety regulations and fire prevention protocols.
